Ready-to-move or under-construction: which home should you buy?

Both have real advantages. We compare price, risk, taxes and timing so you can decide what suits your situation.

One of the first decisions every buyer faces is whether to buy a finished home or book one that is still being built. Neither is always better. It depends on your budget, your timeline and how much uncertainty you are comfortable with.

The case for ready-to-move

  • What you see is what you get. You can walk through the actual home, check the finishes and see the view.
  • No waiting. You can move in, or start earning rent, soon after registration.
  • Lower delivery risk. The building is complete and the occupancy certificate is in hand.
  • Taxes. GST generally does not apply to completed homes that have an occupancy certificate. Confirm the current rules with your tax adviser.

The trade-off is price. Finished homes usually cost more per square foot than the same builder's new launches, and the best units are often already sold.

The case for under-construction

  • Lower entry price. Pre-launch and early-stage prices are typically the lowest a project will ever see.
  • Better choice. You can pick your floor, facing and layout.
  • Staggered payments. Construction-linked plans spread the cost over the build period.

The trade-off is time and risk. You may pay rent and EMI together for a while, and you depend on the builder delivering on schedule.

How to reduce the risk of buying early

  1. Buy only RERA-registered projects, and read the registered completion date.
  2. Study the builder's record: visit two or three completed projects and talk to residents.
  3. Choose a construction-linked payment plan rather than a large upfront payment.
  4. Check that the land title and approvals are clear before you book.

If you need a home soon or want certainty, choose ready-to-move. If you can wait and want the best price, a new launch from a builder with a proven delivery record can make sense.
