How to check a project's RERA registration in Rajasthan

A five-minute check that protects your biggest purchase. Here is what to look for on the Rajasthan RERA portal.

The Real Estate (Regulation and Development) Act, 2016, known as RERA, requires most residential projects to be registered with the state authority before they are advertised or sold. In Rajasthan, that authority is the Rajasthan Real Estate Regulatory Authority.

Why it matters

Registration means the builder has disclosed key information about the project: approvals, land title, layout, completion date and more. It also gives you a formal route for complaints if things go wrong.

How to check, step by step

Note the RERA number from the project's brochure, website or advertisement. Every advertisement for a registered project must show it.
Visit the official portal at rera.rajasthan.gov.in.
Search registered projects by the registration number or the project name.
Open the project's details and review the disclosed documents.

What to look at

Promoter details. Is the company name the same as the one you are dealing with?
Proposed completion date. This is the date the builder is legally committed to.
Approved plans. Check that the layout and number of floors match what you are being shown.
Quarterly updates. Registered projects must report progress. Gaps or delays are worth asking about.
Complaints. See whether there are complaints or orders against the project or promoter.

Red flags

No RERA number in the advertisement.
A number that does not match the project name on the portal.
Pressure to pay a large booking amount before you have checked.
